SHORT ANSWER For industrial shed construction in Ahmedabad, choose the contractor by fit, not by the lowest rate per sq ft. First decide what your factory needs: machines, cranes, forklifts, heat control and future expansion. Then pick the right contractor type (fabricator, PEB manufacturer, civil contractor or turnkey EPC), compare quotes on the same scope, and check their civil work, approvals support and past factory sheds in Ahmedabad before you sign. |
Most factory owners in Ahmedabad start the same way. They call three or four shed contractors, ask for a rate per square foot, and pick the one in the middle. Six months later the forklift cannot turn near the loading bay, the shop floor hits 42 degrees by 2 pm, and the crane they planned for next year needs a new set of columns.
None of that is bad luck. It is a planning problem that shows up as a contractor problem. This guide is about choosing a contractor for factory shed construction in and around Ahmedabad, where the shed has to work as a factory, not just stand up. We cover the four kinds of contractors you will meet, the questions that separate them, what 2026 costs look like, and the civil, heat and approval issues that most shed quotes quietly leave out.
A quick note on who is writing. We are RF Infra (Ridhish Factory Infracon), an industrial construction and PEB company based at Kuha, Daskroi, on the eastern edge of Ahmedabad. We build factory sheds and would like to build yours. Everything below still applies if you hire someone else, and you should use it to check us too.
Planning a new factory shed? Send us your plot size, machine list and rough layout. We will reply with a shed concept, the right structure type and a clear first budget. |
An industrial shed contractor can only price what you tell them. If the brief is "30,000 sq ft shed, 8 metre height", every quote will be for an empty box, and the cheapest box will win. Before you call anyone, put these on one page:
What you make, and the flow of material from raw stock to dispatch.
Machines with their weight, footprint and any vibration or pit needs.
Crane now or later, with capacity in tonnes and hook height.
Forklift or truck movement inside the shed, and the number of loading bays.
Heat sources such as furnaces, ovens or compressors, and how many workers stand near them.
Mezzanine, office block, toilets and store rooms.
Expansion plans for the next five years, and which side of the plot they will use.
That one page does more for your budget than any negotiation. It also exposes weak contractors fast. The good ones will read it and ask more questions. The rest will reply with the same per sq ft rate they gave before they read it.
"Shed contractor" covers very different businesses in Ahmedabad. Search for industrial shed manufacturers, industrial building contractors or a construction company in Ahmedabad and you will get all four types below, often with the same kind of website.
Contractor type | What they usually do | Good for | Watch out for |
|---|---|---|---|
Local fabricator | Cuts, welds and erects steel from drawings you supply | Small sheds, simple spans, owners with their own engineer | No design responsibility, uneven welding, you manage civil and roofing |
PEB manufacturer | Designs, fabricates and erects a pre-engineered steel building | Most factory sheds and warehouses | Civil work, flooring and services often excluded from the quote |
Civil contractor | Foundations, plinth, flooring, drainage, sometimes RCC frames | RCC or hybrid buildings, or the civil half of a PEB job | Buys steel from others, so anchor bolt and level mismatches are common |
Turnkey EPC contractor | Design, civil, steel, roofing and basic services under one contract | First factory, tight timeline, small in-house team | Price can look higher, so check that the scope really is complete |
There is no single right answer here. If you already run two plants and have a project engineer who has built sheds before, a PEB manufacturer plus a separate civil contractor can save money. If this is your first factory, or you want to set up a factory without managing five vendors, a turnkey contractor usually costs less in the end because nobody can blame the other party for a delay.
Some contractors only do one kind of building, and they will sell you that kind whether it fits or not. Decide the structure first.
Structure | Best for | Speed | Things to know |
|---|---|---|---|
PEB (pre-engineered steel) | Wide clear spans, warehouses, most factory sheds | Fastest, steel is made while civil work runs | Easy to extend later if the end wall is designed for it |
Conventional steel shed | Small or odd shaped sheds, low budgets | Medium | Uses standard rolled sections, often heavier for the same span |
RCC or hybrid | Multi storey blocks, heavy wet processes, some fire needs | Slowest | More site labour and curing time, harder to change later |
PEB plus precast | Factories that want less site work and cleaner finish | Fast | Precast plinth walls or panels need early coordination with the steel |
For most single storey factory sheds and prefab industrial sheds around Ahmedabad, PEB is the default for good reason. Conventional steel shed construction still has a place for small or awkward plots. But a pharma block with three floors or a chemical unit with heavy wet floors may be better as a hybrid. A contractor who asks about your process before recommending a structure is a good sign.
Ask the same questions to every contractor, in writing if you can. The answers are easier to compare than the brochures.
Who designs the shed, and which codes and wind speed do you use? (For Ahmedabad you want IS 800, IS 875 Part 3 with the local wind speed, and IS 1893 for earthquake loads.)
What is the total steel tonnage, and what does the rate include?
Is the foundation and plinth design yours, or do you expect my civil contractor to do it?
What floor are you proposing for my forklifts, racks and machines, and at what thickness?
How will you keep the shed cool: roof insulation, ridge vents, turbo vents, wall louvres, skylights?
Who prepares the drawings I need for building permission, factory plan approval and fire NOC?
Where is your industrial shed fabrication done, and can I visit the shop this week?
Which two factory sheds near Ahmedabad can I visit, and can I speak to the owners?
What is your payment schedule, and what is each payment linked to?
What warranty do you give on structure, paint and roof leakage, and what documents do I get at handover?
A good contractor will answer most of these on the first call and send the rest within a few days. If you get a single line rate and a brochure, that tells you how the project will be run too.
Steel gets the attention because it is visible. But most of the problems we are called in to fix on factory sheds around Ahmedabad start below the plinth.
Soil first. Ask for a soil test before the foundation design is final, especially on filled plots or black cotton soil. A two day test costs far less than cracked footings under a press line.
Plinth height next. Parts of Vatva, Narol and Odhav see water standing on internal roads during heavy monsoon days. If your plinth is only a little above the road, the first July will tell you. Ask the contractor what plinth level they propose and why.
Then the floor. A factory floor for forklifts and racks is a design job, not a finishing item. Thickness, concrete grade, reinforcement or fibre, joint spacing and surface hardener all depend on your wheel loads and rack legs. Cheap floors crack along the aisles within a year or two, and you cannot fix a floor without stopping the line.
Finally, the handoff between civil and steel. Anchor bolts that are 15 mm out of position will hold up erection for days. With one turnkey contractor, that is their problem. With two separate contractors, it becomes yours. This is the main reason we offer turnkey projects for first time factory owners.
Ahmedabad touched 44.8 degrees C in late April 2026, and in May 2024 the city hit 46.7 degrees C, its hottest day in eight years. A bare metal roof under that sun turns the shop floor into an oven, and it shows up in output, rework and attendance.
So treat heat control as part of industrial shed design from day one:
Roof sheet colour and coating. Lighter, reflective finishes reflect far more heat than dark ones.
Insulation under the roof, or insulated roof panels over hot process areas.
Ridge ventilators or turbo vents to let hot air out at the top, and wall louvres low down to let cooler air in.
Skylights placed so they bring daylight without creating hot spots on work benches.
Eave height. A taller shed stays cooler at working level, but costs more steel. Ask for the trade off in rupees.
Here is the thing. These items are the first ones dropped from a quote to make it look cheaper. Put them in your brief so every contractor prices them.
Not sure which options your shed needs? Our engineers can review your layout and suggest the structure, floor and ventilation that fit your process and budget. |
You will see very different numbers online, and most of them are true for a different scope. Some Ahmedabad contractors advertise around Rs 600 to Rs 750 per sq ft for an industrial shed. Our own industrial shed cost calculator guide shows complete projects in Gujarat usually landing between about Rs 900 and Rs 2,500 per sq ft depending on specification, while the steel structure alone (what many people mean by PEB shed cost) is often around Rs 280 to Rs 450 per sq ft.
Steel is also not cheap right now. In September 2026, hot rolled coil was trading at about Rs 54,800 to Rs 60,450 per tonne, depending on city and grade. That is why price validity and steel escalation clauses matter in any shed contract signed this year.
What changes the shed construction cost per square feet the most:
Span and eave height. Wider and taller means more steel per sq ft.
Crane loads, now or planned. Crane beams, brackets and heavier columns add up quickly.
Floor specification for forklifts, racks or heavy machines.
Soil and foundation depth, which you only know after a soil test.
Roofing and insulation choice, and how much ventilation you add.
Size of the shed. Very small sheds cost more per sq ft because fixed costs are spread thin.
Services included: electrical, fire safety, drainage, approach road, compound wall.
WORKED EXAMPLE: A 15,000 SQ FT FACTORY SHED IN SANAND Step 1. PEB structure and roofing at about Rs 420 per sq ft: 15,000 x 420 = Rs 63 lakh. Step 2. Foundations and plinth at Rs 180 per sq ft = Rs 27 lakh. Industrial flooring at Rs 150 per sq ft = Rs 22.5 lakh. Step 3. Insulation and ventilation at Rs 60 per sq ft = Rs 9 lakh. Drainage, gutters and site works at Rs 60 per sq ft = Rs 9 lakh. Electrical and basic fire safety at Rs 90 per sq ft = Rs 13.5 lakh. Step 4. Total = Rs 1.44 crore, or about Rs 960 per sq ft before GST and land. A quote for only the steel and roof would show Rs 420 per sq ft for the same factory. Both numbers are honest. They just describe different jobs. (Rates are illustrative, to show how the budget builds up. Your figures depend on design, soil and specification.) |
One more 2026 point that many owners miss. Under the Viksit Gujarat Industrial Policy 2026, in force from 1 June 2026, a new factory building counts towards eligible capital investment for the MSME capital subsidy, taken at actual cost or the government Schedule of Rates, whichever is lower. Land does not count. Sanand, Bavla and Daskroi are Category B talukas, where an MSME can claim 25 percent capital subsidy. So ask your contractor for an itemised quotation and bills your CA can use for the claim, not one lump sum. Confirm the current rules with the DIC or your CA before you count on the money.
Rules for factories changed recently, and a contractor who works with factory owners should know it. The Occupational Safety, Health and Working Conditions Code, 2020 came into force on 21 November 2025 and took over from the Factories Act, 1948, along with several other labour laws. Under the new code, the threshold for a factory licence moved from 10 to 20 workers with power and from 20 to 40 without power, and a 30 day time limit now applies to construction permission for factories with hazardous processes. Gujarat notified its own OSH rules in June 2025.
What this means for your shed: depending on your process and headcount, you may still need building permission from the local authority or GIDC, factory plan approval from the state's industrial safety department, and a fire NOC. Your contractor does not grant any of these. But they should prepare drawings that meet them and tell you early if the design needs to change. Ask who will prepare and submit each set of drawings, and put it in the contract. For anything specific to your unit, check with a factory compliance consultant or the Directorate of Industrial Safety and Health, Gujarat.
For a typical 10,000 to 30,000 sq ft factory shed, plan for about four to six months from frozen drawings to handover. The steel is the quick part. What usually decides the date is design approval on your side, civil work, curing of foundations and the floor, and the monsoon.
Design, drawings and approvals: about 4 to 6 weeks.
Foundations and plinth: from the middle of month 2 to the end of month 3.
Steel fabrication: month 2 and 3, running alongside the civil work.
Erection and roofing: month 4 to the middle of month 5.
Flooring and finishing: the middle of month 4 to the end of month 6.
Two things shorten it. Freeze the layout early, because every change after fabrication starts costs both time and money. And let steel fabrication run at the same time as the foundations, which is easy with one contractor and harder with two.
A rate per sq ft on the first call, before they have seen your layout or asked about machines.
No mention of foundations, floor or drainage anywhere in the quote.
Heat control missing, or listed only as "optional".
No design basis, codes or wind speed stated.
Refusal to show the fabrication shop or past factory sheds.
A large advance with nothing linked to it, such as approved drawings or material dispatch.
Vague answers about who handles approval drawings.
A price far below everyone else with no clear reason. Something has been left out.
This is the honest part. A new shed is not always the right move.
If your orders for the next two years are uncertain, leasing a ready industrial shed in Changodar, Sanand or Bavla may be the safer bet, even if the rent feels high. If the plot has title, access or zoning issues, sort those out first. No contractor can build around them. And if you are expanding an existing plant, check whether extending the current shed by a few bays is cheaper than a new building. With a PEB shed designed for it, it often is.
If you are still choosing a location, our guide to the best industrial areas in Ahmedabad compares the main zones.
As a factory shed manufacturer and contractor, we start with your process, not a rate card. When you share your brief, we send a shed concept with the structure type, a design basis with codes and loads, and a quotation that lists tonnage, civil scope, floor specification, heat control and exclusions line by line. You can visit our facility at Kuha, Daskroi, and see factory sheds we have delivered in the Ahmedabad industrial belt.
We handle industrial shed construction across Gujarat as PEB, PEB plus precast or full turnkey construction projects. For Ahmedabad specifically, see our industrial shed manufacturer in Ahmedabad page.
It depends on what the rate includes. Some contractors advertise around Rs 600 to Rs 750 per sq ft, while complete factory sheds with foundations, flooring, heat control and services in Gujarat often land between about Rs 900 and Rs 2,500 per sq ft. The steel structure alone is usually around Rs 280 to Rs 450 per sq ft.
Write a one page brief with your machines, cranes, forklifts, heat sources and expansion plans, and send it to every contractor. Then compare their scope, tonnage and civil work line by line, visit their fabrication shop and one or two past factory sheds, and check the payment schedule and warranty before you sign.
For most single storey factories with wide spans, yes. A PEB shed is usually lighter for the same span, faster to build and easier to extend. Conventional steel can still suit small or odd shaped sheds, and RCC or hybrid can suit multi storey or heavy wet process buildings.
A typical 10,000 to 30,000 sq ft factory shed takes about four to six months from frozen drawings to handover. Civil work, floor curing, approvals and the monsoon usually decide the date more than steel erection does.
If this is your first factory or you have a small team, a turnkey contractor gives you one point of responsibility and fewer gaps between civil and steel work. If you have an experienced project engineer, hiring a PEB manufacturer and a civil contractor separately can cost less.
Plan it in the design. Use a reflective roof finish, insulation under the roof or insulated panels over hot areas, ridge or turbo ventilators with low wall louvres, and enough eave height. Make sure every contractor prices these items so quotes stay comparable.
It depends on your process, location and headcount. Most units need building permission from the local authority or GIDC, and many also need factory plan approval under the OSH Code rules and a fire NOC. Your contractor should prepare drawings that meet these, and a compliance consultant can confirm what applies to you.
Often, yes. Under the Viksit Gujarat Industrial Policy 2026, the cost of a new factory building counts towards eligible capital investment for MSME capital subsidy, at actual cost or the Schedule of Rates, whichever is lower. In Category B talukas such as Sanand, Bavla and Daskroi, the MSME capital subsidy is 25 percent. Land is not counted. Confirm your eligibility with the DIC or your CA.
Yes, especially a PEB shed. If the end wall, foundations and crane runway are designed for future bays, you can add length later with little disruption. Tell your contractor about expansion plans at the start so the design allows for it.
