Best Areas in Ahmedabad for Factory Setup: PEB, Shed & Warehouse Construction Considerations
background

SHORT ANSWER

The best areas in Ahmedabad for factory setup depend on what you will build. Sanand suits large, planned plants. Changodar, Sanathal and Bavla suit mixed factories and big warehouses. Aslali, Narol and Pirana suit distribution. Vatva, Naroda, Odhav and Kathwada suit MSME engineering and chemical units on smaller plots. Before buying, check plot level, soil, access, power and approvals, because they change your PEB, shed or warehouse design.

Ask ten factory owners in Ahmedabad where to set up and you will get ten answers, usually based on land price and how far it is from home. Both matter. But once the land is bought, the site starts making decisions about your building that you cannot undo: how high the plinth must be, how big a crane can reach the plot, how deep the foundations go, and how long approvals take.

We already have a guide to the top industrial areas in Ahmedabad that compares locations by industry and connectivity. This one looks at the best areas in Ahmedabad for factory setup from the construction side. For each belt, we cover what it suits, and what it means for a PEB building, factory shed or warehouse structure you put on it.

Who is writing: we are RF Infra, a PEB and industrial construction company based at Kuha, Daskroi, on the eastern edge of Ahmedabad. We build across these areas, so we have opinions, and we also have a bias: we would like to build your factory. Use the checks below either way.

What actually changes from one area to another?

Before the area by area view, here is what differs across Ahmedabad's industrial belts and why it matters for construction:

•       Plot level and waterlogging. Some low lying pockets see water standing on roads in heavy monsoon days. That decides plinth height and drainage.

•       Soil. Black cotton soil and filled plots are common around the city. They change foundation depth and cost.

•       Plot size and shape. Older GIDCs have small, tight plots. Newer belts offer large parcels for wide span sheds and truck yards.

•       Access. Trailers bringing long steel members and cranes for erection need a road that can take them.

•       Power. Heavy engineering, foundries and cold storage need a strong supply nearby.

•       Who approves the plan. GIDC estates, local authorities and private parks each have their own process and timelines.

Our checklist before an industrial construction project covers these in more detail.

Area by area: the best areas in Ahmedabad for factory setup

Sanand

Sanand is Ahmedabad's large, planned industrial belt. Tata's car plants are here, and Micron started commercial production at its Sanand semiconductor assembly and test plant in February 2026. Around them are auto suppliers, electronics units, pharma and large warehouses.

Construction view: plots are generally larger and estate infrastructure is planned, which suits wide clear span PEB buildings, crane bays and truck yards. Expect stricter estate rules and customer audits, and plan for bigger, more engineered buildings than a basic shed. Land and labour competition is higher than in older estates. See PEB structures in Sanand.

Changodar and Sanathal

Changodar and Sanathal sit on the highway corridor west of the city, with a mix of private industrial parks, factories and warehouses. It is one of the busiest belts for mid size units that want quick access to the city and to Saurashtra.

Construction view: many plots are in private parks, so check internal road width, drainage and plot level carefully, because these vary more than in GIDC estates. It suits factory sheds and steel warehouse buildings in the 10,000 to 50,000 sq ft range. See PEB buildings in Changodar.

Bavla

Further south west, Bavla offers larger land parcels at lower prices, which makes it popular for big warehouses, logistics parks and land hungry manufacturing.

Construction view: large open plots suit wide span PEB warehouse buildings with big truck yards. Many sites need earth filling to raise the plinth, a soil test for black soil, and a proper approach road. Those site costs are easy to miss when comparing land prices. See warehouse construction in Bavla.

Aslali, Narol and Pirana

The south eastern side of the city, around Aslali, Narol and Pirana, is strong for distribution, trading and warehousing, with quick access into the city and towards Kheda and Vadodara.

Construction view: warehouses here need good dock design, truck turning space and racking height. Some low lying areas face monsoon waterlogging, so plinth height and stormwater drainage come first. We built the PN Ahir industrial warehouse in Pirana, and you can see industrial construction in Aslali.

Vatva GIDC

Vatva is one of Ahmedabad's oldest and densest GIDC estates, known for chemical, dye and engineering units. Many new projects here are rebuilds or expansions of older sheds rather than fresh plots.

Construction view: plots are small and neighbours are running plants, so erection needs careful crane planning and site logistics. Chemical exposure means corrosion protection matters, and old foundations and sheds often need demolition first. See PEB construction in Vatva GIDC.

Naroda, Odhav and Kathwada

The eastern GIDCs are home to thousands of MSME units in engineering, fabrication, plastics, textiles and food processing. Land is scarce and most projects are small to mid size sheds or expansions.

Construction view: tight plots call for smart layouts, mezzanines and sometimes crane sheds on small footprints. Access for long steel members can be tricky on narrow estate roads, so plan delivery and erection early. See factory shed construction in Naroda GIDC, PEB structures in Odhav GIDC and PEB construction in Kathwada GIDC.

Viramgam and the Becharaji belt

Further west, towards Viramgam and Becharaji, land is more available and the auto belt around Suzuki's Hansalpur plant pulls in suppliers and warehouses.

Construction view: large plots suit big manufacturing sheds and warehouses, but check power, water, approach roads and labour availability, since this belt is still filling in. We have delivered the Shoonya Tubes manufacturing facility and the Bhairvanath Impacts warehouse in Viramgam.

One more to watch: Dholera, south of Ahmedabad, where Tata's semiconductor fab is under construction. It is a long term play. Infrastructure is still being built out, so it suits owners with a longer horizon rather than a factory that must run next year.

PEB, factory shed or warehouse: how the area changes the building

The same building type still needs different decisions in different places:

•       PEB factory buildings. In large plots, go for wide clear spans and plan expansion bays. In tight GIDC plots, look at mezzanines, taller eaves and careful column grids to get more out of less land.

•       Industrial shed with cranes. Check that the approach road and the plot itself can take the erection crane, and plan crane column foundations for the local soil.

•       Warehouse structure. Near the city, focus on docks, racking height and fast truck turnaround. In Bavla or Viramgam, plan big truck yards, perimeter drainage and future bays.

•       Chemical or process buildings. In Vatva and similar estates, budget for corrosion protection and ventilation from day one.

Our guides on planning a PEB industrial shed for a manufacturing unit and PEB foundation design for soil, columns and anchor bolts go into these decisions.

How the site changes the budget?

Land price is only part of the story. Site conditions quietly move the cost to build a warehouse or factory, even when the building itself is identical. What to look for:

•       Earth filling to raise a low plot above road and flood level.

•       Deeper or larger foundations on weak or expansive soil.

•       Demolition of old sheds and foundations on redevelopment plots.

•       Approach roads, culverts and internal roads for trailers.

•       Slower erection on tight sites with running neighbours.

•       Extra corrosion protection near chemical units.

WORKED EXAMPLE: THE SAME 20,000 SQ FT SHED IN BAVLA AND IN VATVA GIDC

Step 1. Base building, including PEB structure, foundations, floor and roofing, at about Rs 900 per sq ft: 20,000 x 900 = Rs 1.80 crore in both places.

Step 2. Bavla: extra earth filling and an approach road at about Rs 60 per sq ft = Rs 12 lakh. Total Rs 1.92 crore.

Step 3. Vatva GIDC: demolition of an old shed and slower, tight site erection at about Rs 50 per sq ft = Rs 10 lakh, plus a corrosion upgrade at Rs 30 per sq ft = Rs 6 lakh. Total Rs 1.96 crore.

Step 4. The building is the same, but the site adds Rs 12 to 16 lakh. Put these numbers next to the land price before you decide.

(Rates are illustrative, to show how site factors add up. Your figures depend on the plot, design and specification.)

Check these before you buy a factory plot

Most site problems can be spotted before you pay. Visit the plot, ideally once during the monsoon, and check:

1.    Plot level against the road and neighbouring plots.

2.    Whether water stands on the plot or approach road after heavy rain.

3.    Soil type, and get a soil test done before you finalise the building design.

4.    Whether a trailer with long steel members and an erection crane can reach and turn on the plot.

5.    Power supply capacity and distance to the nearest substation.

6.    Water supply, drainage and sewer connections.

7.    Which authority approves your building plan, and the typical timeline.

8.    Allowed use, setbacks, height limits and ground coverage rules.

9.    Space for future bays, a second shed or a truck yard.

If you want someone to walk the site with you, many PEB manufacturers in Ahmedabad, including us, will do a site check before you buy.

When leasing a ready shed makes more sense?

Building your own factory is not always the right first step. Leasing a ready industrial shed in Changodar, Aslali or Bavla may be better if your orders are uncertain for the next two years, if you need to start production in a few months, or if you are testing a new product line. Build when the business is steady, the layout is clear and you know which area your customers and workers are in.

When you do build, a good plan today makes the move from a rented shed to your own factory much easier.

Red flags when choosing a plot and a builder

•       A plot that looks cheap but sits below road level with no drainage plan.

•       A private park with no clarity on internal roads, drainage or approvals.

•       A builder who quotes a rate per sq ft without visiting the site.

•       No soil test before the foundation design.

•       No mention of access for steel delivery and erection cranes.

•       No allowance for earth filling, demolition or approach roads in the budget.

Frequently asked questions

Which is the best area in Ahmedabad for factory setup?

It depends on your industry and plot size. Sanand suits large, planned plants. Changodar and Sanathal suit mid size factories and warehouses. Bavla suits big warehouses. Vatva, Naroda, Odhav and Kathwada suit MSME engineering and chemical units on smaller plots.

Which area in Ahmedabad is best for warehouse construction?

For warehouses close to the city, Aslali, Narol, Pirana and Changodar work well. For very large warehouses and logistics parks, Bavla and the Sanand belt offer bigger plots. Check plot level, truck access and drainage in each case.

Is Sanand good for setting up a factory?

Yes, especially for larger, planned plants in auto, electronics and pharma. Plots and estate infrastructure are good, and Micron's semiconductor plant started production there in February 2026. Land and labour costs are higher than in older estates.

What should I check before buying an industrial plot in Ahmedabad?

Check the plot level against the road, monsoon waterlogging, soil type, truck and crane access, power supply, water and drainage, the approving authority, building rules and space for expansion. Visit during the monsoon if you can.

Does the location change the cost to build a factory shed?

Yes. The building may cost the same, but earth filling, deeper foundations, demolition, approach roads, tight site erection or corrosion protection can add lakhs. In our illustrative example, site factors added Rs 12 to 16 lakh to a 20,000 sq ft shed.

Is GIDC better than a private industrial park?

GIDC estates usually have clearer infrastructure and approval processes. Private parks can offer better locations or plot sizes but vary a lot in roads, drainage and paperwork. Check both carefully before buying.

Should I build my own factory or lease a shed in Ahmedabad?

Lease if your orders are uncertain, you need to start quickly or you are testing a new line. Build when the business is steady, the layout is clear and you know which area suits your customers and workers.

How do I find reliable PEB manufacturers near me in Ahmedabad?

Shortlist builders who have worked in your chosen area, visit their past projects, and ask them to check your site before quoting. A good builder will ask about soil, plinth level, access and your process before giving a price.
